Buildings that don't need road connections and therefore transportation happiness have a 50% happiness for transportation. I'm not sure why this happens; it doesn't have a big impact on gameplay or anything but my general happiness has gone down about 3 per cent.

I've tried, but as you can see it doesn't just fade out gradually, it just drops to 50%

Trains definitely won't work for giving transportation; none of the trains see any usage though they drive on the map. So I have the same issue with lacking transportation. I'm not sure what satisfies transportation for industry in general - is there any documentation on this?

trains dont have any usage currently but they do provide transportation happiness
you would want to provide it with bus transport. Road system also affects transport happiness, so dont let the roads get clogged. Tolls provide a negative impact on transport happiness.
