If I switch the VM over to using the default switch, I'm able to load it up at homeassistant.local but it looks like the IP is some sort of internal Docker IP like 172.19.xxx.xxx

There are internal docker addressesfor the containers to communicate to each other, but the host still has its own IP4 address which should be one on your network. Are you using WiFi or Ethernet for the PC which is running the VMs?
