#Flashing a Sonoff POW3

I am trying to flash a Sonoff pow3 with ESPHome.
I am on a mac using a CP2102 as the Serial interface. and have connected all the correct pins.
But I can't seem to get the chip into flashing.
Followed this post: https://www.sigalou-domotique.fr/je-flashe-un-esp-sonoff-pow-r3-avec-esphome and seem to have run into the same thing as this person: https://community.home-assistant.io/t/flashing-sonoff-pow-r3-to-esphome/475802/13

any help would be appreciated.
