I need a temperature sensor for some automations in my apartment. It can be WiFi or Zigbee. Any recommendations? (USA)

I am aa fan of the EP1 but apollo also make some stuff that is worth looking at too

both are wifi running ESPHome and therefore work with HA out the bonx.

yeah, if you're looking at zigbee stuff, either aqara or thirdreality have quality products that should work well.
