#Lackluster zigbee performance

Hello! I am running HA core via proxmox, and use zigbee2mqtt to interact with my zigbee devices.

I am using a tubesZB Zigbee Router/Repeater which is connected to an Optiplex in my closet with a usb 3.0 extension cable. Immediately outside the closet is a zigbee repeater smart plug, and those are also in every room around my (small, single floor) home. My ubiquiti router is mounted high on the wall of the same room.

Despite this, interacting with a zigbee light often has a delay of multiple seconds and often the resulting state will be incorrect. I am using sengled zigbee bulbs and a variety of other aliexpress zigbee devices. Anyone know what I might be doing wrong/what I can do to improve performance? I've attached a picture of my network map if it helps! Let me know if I can somehow export it in an easier to read manner 🙂

Lag is typically due to interference. I’ve actually just went through a 24 hour period where interference was an issue. Which kind of router do you have from me? I don’t see it in your map, or did you mean coordinator? I’m not a huge fan of Sengled bulbs and if any of your devices are based on a cc2652 I’d worry about conflicts - I specifically warn about this with my routers. Not saying at the issue - just something to watch out for.
