@orchid rose I think it's more the way the documentation is written. It's written as a half manual half technical data hybrid from my point of view. In such DIY technical communities, it's expected that you would have some sort of knowledge into the basics of the system on which whatever tool/application runs on. In this case: Linux. It should also be expected that you did research into the interfacing products. In this case things like Z-Wave, Zigbee, and WiFi. Instead of having more specific how-to on the documentation, it needs to be written more on how it works and what's going on in the background.

Jails are much more mature and are native to FreeBSD. They can natively support things like ZFS in addition. LXC is the equiv to Jails in Linux.
Chroot is just a tool to drop in to an env using the base fs of the env as the shell home/root
Dockers are newer however more flexible. They also have much better/more orchestration tools in addition. Combine that with the mass amount of premade images avail, Ci/CD, etc, Docker has its appeal.
Its worth noting that using docker and container interchangeably is actually disingenuous too. The market is slowly moving away from docker as the engine and moving to things like containerd + OSI Models. Some examples of this is podman and Firecracker (more akin to Micro-VM's now).
