That's what's good about ZigBee stuff, because you can get cheap ready to use stuff off the shelf but use your own gateway and it's completely local
Can literally unbox something, turn on pairing in HA and put the device in pairing mode and have it in HA in 2 minutes
Then just rename it in HA and you're done
No flashing, no 3d printing, no installing dodgey phone apps, no signing up for accounts or blacklisting MACs

Also, my diy thermostat has pid integration, and a learning feature to calibrate the house
So it attempts to turn on the heat before it begins to drop, and it turns off the heat before hitting the temperature
After it's calibrated, it will reliably keep the house within 0.1 C
I can't imagine the simple thermostats would have anything like this

I tried coding my own thermostat before ans found state machines approach much easier. I too had dificulties with trying to automate everything including Heat, A/C, Air Circulation, Fan and Dehumidifier. I ended up buying ecobee ( still doing the air ciruclation manually in HA)
