Hey guys. New to the automation game. Bought a bunch of WiFi light switches and garage door openers thinking I was slick bc it worked with Google Home. But when I try to do some automation like lights coming on in the pantry when the door opens...I failed lol. I bought a smartthings hub and sensor, however that doesn't work with the WiFi switch. So now I am learning about z-wave, zigbee and the different hubs/apps. Any suggestions on where to start again, I've already wasted a decent amount of cash lol.
Background- IT System Admin Great with windows a little Linux. Not much coding or dev experience. Willing and ready to learn all that I can with what free time I get. Thanks in advance.

Mainly simple tasks for now like
Pantry Light on/off with door open and close.
Lights on outside during night hours
Nest doorbell notifications using lights/tablet on the wall.
Inside lights and locks automated at night for bedtime
Garage doors control/automation.
I'm sure this will grow.
I don't see any issues with your list except for the Nest doorbell notifications. I have not had success getting Nest to work with HA since Google got rid of the Works with Nest platform.

It was all my 4-way switches that didn't have the neutrals. I have 5 switches controlling my upstairs hallway lights.
I had all Leviton switches and had to return them all because of the neutral issue upstairs.

So they only work with Google home and their app atm
I like how Lutron handles 3 ways. Just slap a remote control on a faceplate and you are good to go.

I recommend ebay for buying the lutron. I found them $20-30/ea cheaper than amazon and they are NIB. I bought the initial stock on Amazon though to try it out and see if I like it so I can return them if I don't.

I live in the USA, I rarely go to BestBuy - unless I find a deal. Most of my home automation shopping is done online - either amazon deals, gearbest or aliexpress.
Similarly here (UK) I'll buy from a local specialist (like Vesternet), Amazon, or Ali/Gearbest
Even Raspberry PIs I bought them online - even though there is a store nearby that I could walk in and pick up.

Home security is a big one for many families. Along with cameras and basic automations. Even there, the market is quickly saturating.

@balmy cairn you could look at esphome and tasmota to see if they will suit your needs. An esp8266 device will work with a bunch of sensors and it can use mqtt to communicate with hass node-red etc

so I'm setting up a pfsense/unifi switch combo with home assistant on a Pi. My idea is to have the Pi's single NIC able to talk to my LAN while also talking to the IOT devices on my VLAN. Is that possible? Would that be a layer 3 thing for pfsense or could I do it at the switch?

Sure, pfsense supports vlans, I would however recommend you look at opnsense, I'm a 15 year user of pfsense migrating now

I combined all the temperature sensors for that zone to a mean sensor, added that to the climate actual temperature, and set up automations to automatically set fan speed or turn it on/off based off the delta between target and actual
