Yep. It's due to how the endings are pronounced. If the ending after s (or t or r) is silent, the vowel sound in the stem sounds like ay as you put it, but if it's pronounced then the vowel sound in the stem is pronounced uh.
By the way, the -es in faites is silent altogether unless there's a liaison.
