Well if you want mk2 upgrades you'll need either a nightclub or garment factory.
Factory will let you get the master control terminal Upgrade for it which is very nice to manage businesses anywhere, nightclub is great if you have other stuff to support it

Weapon upgrades can be done at the freakshop,, not sure if you need something else to do that tho
Bunker is needed for unlocking stuff tho

The bunker is the only way to get unlocks for alot of things you'll want/need like special ammo for mk2 weapons, vehicle weapons, etc so it's worth it just for that.. But be prepared to spend alot of money because the unlocks are random, u can't choose which one u want to unlock

Just turn on "no save" after like 15 to 20 seconds after you load into the mission ( you know when you do heist there's a text box that drops when you load in )
I usually turn on no save after I get control of my character

I did alkonost to main dock for 2 coke then take a bike and drive to the compound and infiltrate via side doors , take PD and leave
