Most useful POH upgrades?

Hey, I’m a returning player (made a fresh ironman about 2 months ago). Since there’s been so much new content since I quit, I’m pretty clueless about all the “new” stuff you can add to a POH. I know there are a lot of useful upgrades like teleports, jewellery, spirit tree, spellbook swapper, etc., but I’m not sure which ones I should focus on now (based on my current stats) and which ones I should aim for later. I’m currently 70 Construction, but I’ve got 80+ banked and can push higher if needed. These are my current stats:

most of the teleports and jewelry are pretty whatever, using the actual jewelry/tabs from bank instead of passing through the housei s usually better

the altars are great

the pools are good too

Spirit tree and altar are good

Same with fairy ring

Poh max cape enables some more teleport

I posted a .txt of construction milestones in the past, but it lists everything that might be relevant. Not just the good stuff.
