Whenever either of us tries to create a server, neither of us can. We've tried with and without mods, and the error is always the same. We're seriously considering asking for a refund because we can't play together. Could someone please help us?

Can you share your logs.zip file found in %UserProfile%\Zomboid?

The most recent log still shows mods enabled, I suggest deleting the "mods" folder in the Zomboid folder. Then try hosting a server without mods again
