I see. Could you try moving the Xbox into the living room to see if a wired connection will work? I'm sorry if I'm coming off as pushy, but when it comes to networking you really just gotta rule out variables (imo).

You can get an extender then Ethernet and the extender will get the signal and be closer to connect to Ethernet
May sound confusing but worked for me because I had no 5GHz in the basement
5GHz struggles to go through walls
