And it's fine in the editor? Unlikely to be this, but this looks like r_lockpvs 1 (set it to 0 if it's not). No leaks, other errors in the log? No invalid brushes or anything?

Or hidden map parts, or maybe but unlikely, radius culling on in the editor?

Are all those brushes supposed to be an entity or a world brush? Doesn't anything collide with the brushes?
